The terms of your stay
Please read these terms before booking. They form the rental agreement between the guest and the owner of the Pimlico Penthouse, 42 Belgrave Road, London SW1V.
Booking & payment
- A 25% deposit confirms the booking; the balance is due 30 days before arrival.
- Bookings made within 30 days of arrival are payable in full at the time of booking.
- A refundable damage deposit of £500 is pre-authorised on the lead guest's card 48 hours before arrival and released within 7 days of departure.
- The lead guest must be over 18, stay for the full booking and is responsible for the whole party.
Cancellations & changes
- Cancel more than 60 days before arrival: deposit refunded in full.
- Cancel 30–60 days before arrival: deposit retained, balance not charged.
- Cancel within 30 days: the full amount is retained; we recommend travel insurance.
- Date changes are free once, subject to availability, if requested more than 30 days out.
Occupancy & use
- Maximum ten guests, including children. Cots are free and don't count towards the total.
- Strictly no parties, events or commercial photography without written consent.
- The flat is non-smoking throughout, including the balcony; vaping is also not permitted.
- Pets by prior arrangement only, at £40 per stay.
Your stay
- Check-in from 4pm, check-out by 10am; late departures may incur a £45 charge.
- The building is residential — please keep noise to a minimum after 10pm and on the balcony at all times.
- Guests are liable for any damage, breakages or extra cleaning beyond normal use.
- We may need access for urgent maintenance and will always give notice where possible.
- Personal belongings are not covered by our insurance; the owner accepts no liability for loss or theft.
